These
estates have been developed for the enjoyment of people wishing to
lease land and build their own home or business within Second Life®
. This Covenant helps to ensure that each of our residents have a
trouble free time whilst they are here and that the Class 5 server
resources are fairly distributed. Our community means everything to us
- this covenant is written in conjunction with the help of our current
residents.
HMI Estates are not owned or
operated by Linden Lab®. If you lease land from HMI you are
entering into a contract in which you agree to:

Pay a weekly or monthly Lease payment to HMI Island Estates via Linden$
/ optional PayPal subscription or mutually agreed alternative.
- Accept and comply with this HMI Island Estates Residential Region Covenant.
To
take possession of land / region - right click on the land and use the
BUY LAND button. The land will be set as owned by you (with full parcel
permissions) but please note you are LEASING the land from us. The Buy
Land button is the most effective way of transfering Full permissions
to you. We do not use rent boxes. The set price is inclusive of and the
same as either one month OR one weeks rent/lease. The About Land
description will clearly state if the lease is weekly or monthly. The
land cannot be resold as this is a rental agreement. Please let us know
if you need the ownership of the land transfered to another person.
Please feel free to deed your land to your group. If you choose to pay
via PayPal please IM Loco Mycron or Dino Hallard.
Land
belonging to HMI Island Estates is privately zoned, which means that
you do not need a Premium Account to lease land from us and land leased
or purchased through us will not count as land held through Linden
Lab®.
Monthly or weekly lease payments are
payable to Loco Mycron or Dino Hallard from HMI Island Estates. L$
payment can be made by using the Pay button in our profiles. PayPal
subscription or mutually agreed alternative can also be arranged for
your convenience.
Lease payments in Linden$
are accepted or a PayPal subscription for the lease payment can be set
up for you upon your request. IM or email Loco Mycron or Dino Hallard

Optional PayPal
Subscription is available at your request. A monthly payment which
covers you for 30 days is applied when you first subscribe. Recurring
payments will from then on be automatically invoiced to you every 30
days. Your subscription will be cancelled when you decide to vacate the
property. HMI never sees or requests your private financial
information. All payment transactions take place on secure PayPal
websites. PayPal will auto-direct you to the PayPal service in your
region of the world.
Any land with an
outstanding payment may be re-claimed by HMI. Please notify us in-world
or by email to avoid this outcome. We will understand if a payment is
going to be late but would appreciate knowing in advance.
Leasing Land / Refunds:
Please IM or email Loco Mycron or Dino Hallard immediately after leasing a parcel or region.
Please contact Loco Mycron should you need a refund of any unused tier/rent you may have paid in advance.

Lea - Residential only.
---------------------------------
Private homes only are permitted on Lea. You are allowed to share land
with friends and you may subdivide and deed the land to your groups.
but No sub-leasing with rent box systems, No permanent spinning objects
(outside of your home), temp rezzers, light sources affecting other
parcels, permanent smoke or light particles in the sky, permanent
weather systems, vendors or vending machines. No shops, clubs, malls,
casinos, scripted weapons, billboards or other advertisements. This
doesn't mean that you can't do business consulting or socializing in
your home, just that you cannot hold activities that consistently draw
large numbers of people. This is necessary to prevent "lag" for our
other residents.
Lea
Construction: - Lea is a beach themed region on the ground level with a
sandy terrain. small areas of grass may be added with textured prims.
Modern homes, timber homes, tikis, decking and beach huts will all be
well suited to the theme. Gothic castles and sci-fi builds on the
ground level may look out of place. Please do not build high walls
around the perimeter of your parcel boundary on the ground level as
this will significantly diminish views. There are no restrictions on
build style between 600m and 4000 m up in the sky.
-No permanent heavy scripts. Please ask HMI Management to test your script if in doubt.
-We allow terraforming, shape or landscape your parcel to meet your
needs but we would prefer you to not completely flatten your parcel up
to the boundary/sim edges.
-Landscaping must not over-hang or otherwise encroach on a neighbors property without permission.
-Please note, *scripted / physical pet (Bunnies and Chickens etc.) breeding farms are not permitted on our shared regions.
- Sky boxes, platforms and other sky structures may only be built above 600m.
- No permanent ban lines. Temporary group access only for ensured
privacy is allowable, but please reset the group limitation before
logging off. If you need to ban certain people, please feel free to do
so by using the About Land tools.
Weekly or monthly rent/lease payments in L$ can be made directly to
Dino Hallard or Loco Mycron via our profile Pay button. We do not use
automated/scripted rent boxes. We send reminders a day or so before
your next rent is due. Paypal is optional if you prefer to make
payments this way.

Flynn -Residential / Light Commercial region.

Homes,
rental properties, businesses , commercial events, shops and offices,
vendors and rental boxes are permitted on Flynn. Some networked vendor
systems which over use the regions resources may need to be tested
before being permitted.
We do not allow large
permanent spinning objects or distracting particle effects outside in
the open (this may include objects which have the Glow settings up too
high). Temp rez objects which may cause lag, light sources which travel
beyond your own parcel boundary and repetitive sounds affecting other
parcels on the ground level are not permitted. Sex clubs and casinos
are not permitted.
You may terraform the
ground if you wish but please be thoughtful of your neighbors. Terrain
textures can be changed if all Flynn parcel renters desire a change and
can agree together on a theme. Please do not build high walls around
the perimeter of your parcel boundary on the ground level as this will
significantly diminish views for existing residents.
You are
allowed to "Deed" the land to your group and you have full use of the
About Land tools excluding the use of permanent ban lines.
Permanent Ban Lines are not permitted. If you need to ban individual
avatars, please do so by adding their name to the Banned Residents
window in the About Land menu. Scripted weapons are not to be used.
You may build or rez ground based structures up to the height of 50
meters. Floating sky structures may only be set to above 500 meters.
We do not restrict builds between 500m and 4000m up in the sky.
Permanent weather systems must be approved by Loco Mycron or Dino
Hallard. Please ask us to help if you are unsure.

Elara and Divine Oasis.

Business, commercial offices, shops, vendors, sub-leasing and rental
boxes are permitted on Elara and Divine Oasis.
Terraforming the land to meet your requirements is permitted but please
do not "square" the land right up to the extremities of the sim edge.
Please ensure the edges of your land are submerged beneath the ocean
water line.
You are allowed to "Deed" the land to your group and you have full use
of the About Land tools. Permanent Ban Lines are not permitted. If you
need to ban certain people, please feel free to do so by adding their
name to the Banned Residents window in the About Land tools. Scripted
weapons are not to be used.
You may build or rez ground structures up to the height of 50 meters -
but floating sky structures (of any kind) must be set to above 500
meters.

by HMI Estates management. No sex clubs, no permanent spinning objects

to ban certain people, please do so by using the About Land tools..
Floating structures are allowed above 400m.
Shops are allowed on Sasha enabling you to sell your own objects. Loco
Mycron or Dino Hallard must be notified of a shop opening before it is
allowed. Offensive objects and textures will not be allowed to be sold.
We do not allow shopping malls which sub-lease resources to third party vendors on Sasha
No sub-leasing or rent box systems, no sex clubs, permanent spinning
objects (outside of your home), permanent temp rezzers, light sources
affecting other parcels, permanent smoke or light particles in the sky
or permanent weather systems. Giant prims may only be used with the
approval of HMI Estates.

Earthsea and Lucretia Residential Property:

We want people to enjoy their second lives by having a nice
neighborhood and a home they are proud of, therefore Private homes only
are permitted on Earthsea and Lucretia. No sub-leasing or rent box
systems, permanent spinning objects (outside of your home), temp
rezzers, light sources affecting other parcels, permanent smoke or
light particles in the sky, permanent weather systems, giant huge or
mega prims (without approval), vendors or vending machines. No shops,
clubs, malls, casinos, scripted weapons, billboards or other
advertisements. This doesn't mean that you can't do business consulting
or socializing in your home, just that you cannot hold activities that
consistently draw large numbers of people. This is necessary to prevent
lag for our other residents. Yard sales and parties are allowable for
short periods of time, over a weekend for example.
Earthsea
and Lucretia Construction: -Please keep your structure within a normal
height range of buildings for the area. Kindly ask an HMI Estate
Manager for advice if you are unsure.
-No heavy scripts. Please ask HMI Management to test your script if in doubt.
-We allow terraforming, shaping your parcel to meet your needs.
-Landscaping must not over-hang or otherwise encroach on a neighbors property without permission.

and be creative but please note we have excluded some objects from
being permanently set in place. Please disable, take or turn off unused
scripts while you are away from your home. This is necessary to prevent
lag for our other residents.
No sub-leasing or rent box systems, permanent spinning objects (outside
of your home), temp rezzers, overspilling light sources, permanent
smoke or light particles in the sky, permanent weather systems, giant
huge or mega prims (without approval), vendors, vending machines,
clubs, malls, casinos, scripted weapons, billboards or other
advertisements.
Sky boxes, platforms and other sky structures may only be built above the cloud level.
Ground structures and builds are to be no higher than the mountains.
No heavy scripts. Please ask HMI Management to test your script if in doubt.
No permanent ban lines.
Terraforming is permitted and help is available from HMI management.
A committee made up of Earthstar residents can be created to add flexibility and to discuss the future of Eathstar.

Homestead Regions and Openspace Regions (HMI Estates / Heart of Shadows Estates / Earthstar Estates)

Trident, Leyla, Freyr, Saone, Sosha, Alyssa, Qwerty, Eagle Ridge, Aya,
Fleur de lis, Dragonfire, Butterfly Cove, RavenCroft, Majestic Estates,
Hamunaptra, Celestial Cay, Amleth, Endless Ocean, Aphrodite Cove,
Galion, Elaine, Flora Bay, Atlantes..
We
are happy to set your new Homestead or openspace sim with one of our
many terrains which we make available for all our residents.
Homestead
sims are self contained regions. The land size is 65536 sq.m. The prim
allowance is 3750 prims. HMI Estates leases Homestead Regions with an
understanding that you may terraform, texture and build just about
anything imaginable. Over use of heavily scripted objects and large
sculpty prims may affect the sims performance. We do not restrict or
limit the height or size of terrain or structures. You may deed the
land to your group. A limit of 20 avatars on Homestead regions comes
into effect on January 5 , 2009. Script usage limitations may also
apply after January 5 , 2009 but details of these are yet to be
confirmed.

All Residents and Visitors,
- Please respect the privacy of others. The HMI Estates are to be a
safe place to live and play, so please no harassment, stalking,
littering or other anti-social behavior.
- HMI Management reserves the right to insist on any script, object or scripted object being removed.
-Breedable Animals, including (but not limited to) Chickens, Bunnies and Horses (AI scripted / Physical pets) and
associated accessory items are not permitted on any of our shared
regions due to lag inducing high script times and collision
calculations slowing the sim. Animal farming is not permitted on shared
regions.
- If we find a script or colliding object to be way too heavy for the
Estates performance, we will return that scripted item back to you.
-Group abilities are the responsibility of the lease holder. While you
are leasing a parcel from HMI Estates you may deed the land to your
group, however HMI will not be responsible for any losses to you or
your members If the land is inadvertently or intentionally resold or
misused by a group member to whom you have given this ability to in
Group/Members/Roles (Parcel Management). Please choose your groups
abilities wisely. Please notify HMI Estates (Loco Mycron or Dino
Hallard) immediately should any problems occur.
Using
the "Buy Land" button confirms that you have read this covenant in full
and agree to all terms and conditions. Please understand that as owners
of this Estate we reserve the right to make any changes we see fit at
any time. This includes changes to the region itself, this covenant,
land pricing and fees. Except for in "emergency" situations, you will
be notified before such changes take place.
The contract may be
terminated if you violate the Terms of Service (TOS) for Second Life or
violate the terms of this covenant. We try to first remind residents of
the rules politely and/or issue a warning. If the problem is not
remedied, we will take further action that might include temporarily
reclaiming the land to remove ban lines, security scripts, buildings,
pornographic, offensive or discriminative textures/images. Violations
of TOS, Community Standards or severe violations of the covenant may
result in termination of contract with no warning, and banning from HMI
Island Estates.
